Community Rules & Regulations

Security Deposit & Parking Placards

• A $200 refundable security deposit is required.
• Residents are responsible for any damage, loss, or charges properly assessed against the security deposit.
• Each resident will be issued two (2) parking placards, which must be displayed in the vehicle’s rearview mirror.
• Lost or damaged parking placards are subject to a $20 replacement fee.

Rent & Payments

• Oak View RV Park offers monthly rentals only. Daily and weekly rentals are not available.
• Monthly rent is $900 plus metered electricity, due on the 1st of each month.
• The first month is prorated at $30 per day through the end of the calendar month.
• Rent is considered late after the 5th.
• A $20 per day late fee begins accruing on the 6th until the outstanding balance is paid.
• Residents are responsible for all charges associated with their account, including rent, electricity, approved storage, returned payments, late fees, and other applicable charges.
• An early cancellation fee of $200 applies.
• Failure to maintain a current account may result in enforcement action in accordance with these Rules & Regulations.

Vacating the Park & Outstanding Balances

• Residents must notify Park Management when permanently vacating the Park.
• If a resident vacates without notifying Management or does not respond to reasonable attempts to confirm whether they intend to return, Management may consider the site vacated and process the resident’s checkout.
• Vacating the Park does not eliminate or waive any outstanding balance owed to Oak View RV Park.
• Outstanding charges incurred through the date of checkout remain the resident’s responsibility.
• Oak View RV Park may use payment methods authorized for the resident’s reservation or account to collect outstanding amounts owed, including applicable fees.

Campsites & RV Requirements

• Each site is limited to one RV unless otherwise approved by Park Management.
• Tents are not permitted.
• RVs must be maintained in a clean, safe, and presentable condition.
• RVs must be 10 years old or newer unless prior approval is obtained from Park Management.
• Sites must be kept clean, orderly, and free of excessive personal property.
• Junk, boxes, pallets, appliances, tires, vehicle parts, construction materials, or excessive personal belongings may not be stored around the site.
• Clotheslines and outdoor hanging of laundry are not permitted.
• Full-size washers, dryers, refrigerators, freezers, hot tubs, dishwashers, ice makers, and similar outdoor appliances are not permitted unless specifically approved by Management.
• Residents may not move to, occupy, or use another RV site without prior Management approval.

Vehicles & Secure Lay-Down Lot

• Each RV site is limited to a maximum of two (2) vehicles.
• Additional vehicles, trailers, boats, ATVs/4-wheelers, UTVs/side-by-sides, golf carts, utility trailers, or other recreational equipment must be stored in the designated secure lay-down lot, subject to availability, Management approval, and applicable storage fees.
• Vehicles must be parked only in designated or approved areas and may not block roads, driveways, fire lanes, neighboring sites, or access to Park facilities.
• The Park speed limit is 15 MPH.
• Major vehicle repairs, dismantling, or remodeling are not permitted on Park property.
• Vehicles must be maintained in a condition that does not create a safety, environmental, or appearance concern.

Guests & Visitors

• Residents are responsible for the conduct of their guests and visitors while on Park property.
• Guests and visitors must comply with all Oak View RV Park rules.
• Management may request reasonable information from guests or visitors when necessary for Park security or operations.

Occupancy, Subletting & Transfers

• Only approved residents may occupy an RV site on a permanent or recurring basis.
• Subletting, renting, assigning, or transferring an RV site to another person is prohibited without prior written approval from Park Management.
• Residents may not allow another person to assume their reservation or site without Management approval.
• Changes in occupants must be reported to Management and may require approval.

Utilities

• Residents are responsible for maintaining their RV’s utility connections in a safe and sanitary condition.
• Sewer connections must be properly secured and maintained to prevent leaks, odors, or discharge.
• Sewage, wastewater, grease, chemicals, or other waste may not be discharged onto the ground or anywhere other than the designated sanitary sewer connection.
• Extension cords may not be used as a permanent substitute for an RV’s required electrical connection.
• Residents are responsible for damage caused by improperly installed, maintained, or connected equipment.

Electricity

• Each RV site is individually metered, and electricity is billed separately based on actual usage.
• Residents are responsible for all electricity charges associated with their assigned site.
• Electric charges are due in accordance with the Park’s monthly billing and payment policies.

Trash & Waste Disposal

• All household trash must be placed inside the designated dumpsters.
• Trash may not be left outside the RV, around the site, in common areas, or beside dumpsters.
• Furniture, appliances, mattresses, tires, construction debris, hazardous materials, or other oversized items may not be placed in or around the dumpsters unless specifically authorized.
• Residents may be responsible for cleanup or disposal costs resulting from improper dumping.

Conduct & Quiet Hours

• Residents and guests must conduct themselves in a respectful and appropriate manner.
• Illegal activity is prohibited on Park property.
• Residents are responsible for ensuring their guests follow these requirements.

Pets

• Pets over 40 pounds require prior Management approval.
• Pets must remain on a leash no longer than six (6) feet whenever outside the RV unless inside the designated dog park.
• Pets may not be left unattended outside the RV.
• Excessive barking, aggressive behavior, or nuisance animals may be required to leave the Park.
• Failure to clean up after a pet may result in a $100 cleanup fee, in addition to other enforcement action.

Restrooms, Laundry & Common Facilities

• Common facilities must be used responsibly and kept clean.
• Personal belongings may not be stored in restrooms, laundry facilities, or other common areas.
• Facilities are locked from 8:00 PM to 3:00 AM.

Fire Safety

• Open fires, fire pits, and charcoal grills are not permitted.
• Burning of trash, leaves, or other materials is prohibited.
• Fireworks are prohibited on Park property.

Smoking & Vaping

• Smoking and vaping are prohibited inside Park buildings and other posted non-smoking areas.
• Cigarettes and other smoking materials must be properly extinguished and disposed of.

Disabled, Abandoned & Inoperable Vehicles

• Abandoned, substantially disabled, unregistered, or inoperable vehicles may not remain on a site or in other Park areas without Management approval.
• Management may require removal of vehicles that violate these rules, subject to applicable law.

Security & Emergencies

• Security patrols may operate throughout the Park to help maintain the safety and security of residents and property.
• Emergency vehicles and personnel must have unobstructed access to all areas of the Park.
• Residents may not interfere with security personnel, emergency responders, maintenance personnel, or other authorized Park representatives performing their duties.

Enforcement & Compliance

• Residents are responsible for complying with these Rules & Regulations and the terms of their reservation.
• Residents are responsible for ensuring their guests and visitors comply with Park rules.
• Management may address violations through written notices, required corrective action, applicable cleanup or administrative charges, restriction of certain privileges, termination of occupancy, or other remedies permitted by these Rules & Regulations and applicable law.
• Nothing in these Rules & Regulations is intended to waive or limit any rights or remedies available to Oak View RV Park or its residents under the reservation or applicable law.

Acknowledgment

By occupying a site at Oak View RV Park, residents acknowledge that they have received, read, and agree to comply with these Rules & Regulations. These rules are intended to promote a safe, clean, respectful, and enjoyable community for everyone.

Oak View RV Park Management reserves the right to make reasonable changes or additions to these Rules & Regulations as necessary for the safety, security, maintenance, and orderly operation of the Park, subject to applicable law.
