A clean, quiet, safe, and well-maintained community is something everyone can enjoy. These rules and regulations are intended to protect Oak View RV Park, its guests, and its residents while providing a respectful environment for everyone.

Please review these rules carefully. All guests, residents, visitors, children, and pets must comply with the applicable park rules throughout their stay.

Office Hours, Check-In & Check-Out

  • Check-In: 3:00 PM
  • Check-Out: 11:00 AM
  • A $150 refundable security deposit is required for all reservations.
  • The security deposit includes two (2) parking passes issued at check-in.
  • The deposit will be refunded after management completes a site inspection confirming:

    • The site is clean and free of trash and debris.
    • No damage has occurred to park property.
    • All fees have been paid.
    • All parking passes have been returned.
  • A $50 fee will be charged for each lost or unreturned parking pass.
  • A $40 fee will be charged for all returned checks.

Rent & Payments

Effective September 1, 2026

  • Beginning September 1, 2026, monthly rent is due on the 1st of each month.
  • Rent not received by the 5th is considered late.
  • A late fee of $20 per day will be assessed beginning on the 6th until the account is brought current.
  • Failure to remain current on rent may result in termination of the License Agreement.

Campsites

  • One (1) RV is permitted per site.
  • Tents are not permitted unless specifically approved by management.
  • Sites must be maintained in a clean, neat, and orderly condition at all times.
  • Outdoor storage of junk, boxes, pallets, appliances, tires, automotive parts, construction materials, or excessive personal property is prohibited.
  • Clotheslines and the hanging of clothing, towels, bedding, rugs, or similar items outdoors are prohibited.
  • Outdoor appliances are prohibited, including but not limited to:

    • Washers
    • Dryers
    • Refrigerators
    • Freezers
    • Hot tubs
    • Dishwashers
    • Ice makers
  • Residents may not move to another site without written approval from management.

RV Standards

  • RVs ten (10) years or older require management approval prior to occupancy.
  • Management reserves the right to refuse any RV that is unsafe, poorly maintained, or incompatible with park standards.
  • Homemade RVs, school buses, tents, pop-up campers, truck campers, conversion vans, or similar units require prior written approval.
  • RVs must remain operable, weather-tight, and in good repair throughout occupancy.

Vehicles & Parking

  • A maximum of two (2) vehicles are permitted per site, including motorcycles.
  • Additional vehicles require written approval.
  • Boats, cargo trailers, utility trailers, enclosed trailers, work trailers, ATVs, UTVs, and similar recreational equipment may not be stored on-site without written approval.
  • Vehicles must be parked completely within the assigned site.
  • Parking on grass, vacant sites, roadways, utility areas, or another guest’s site is prohibited.
  • The maximum speed limit throughout the park is 15 MPH.
  • ATVs, UTVs, dirt bikes, minibikes, and similar off-road vehicles may not be operated within the park.
  • Vehicle repairs, oil changes, engine work, body work, remodeling, or mechanical work are prohibited.

Implementation of Updated Parking Standards: Existing residents will be provided a reasonable compliance period, as determined by management, to remove unauthorized vehicles, trailers, boats, equipment, or other items that were previously permitted or not actively enforced. After the compliance period expires, all parking and vehicle rules will be enforced uniformly.

Utilities

  • Sewer, water, and electrical connections must be maintained in a safe and leak-free condition.
  • Gray water, black water, or wastewater may not be discharged onto the ground.
  • Electrical pedestals may not be altered or tampered with.
  • Extension cords may not be used as permanent electrical service.
  • Portable generators may only be operated during a power outage or with management approval.

Trash & Site Cleanliness

  • Household trash must be securely bagged and placed completely inside the designated dumpsters.
  • Dumpster gates must remain closed after each use.
  • Trash may not be left beside, behind, or on top of dumpsters.
  • Furniture, mattresses, appliances, grills, construction debris, tires, batteries, paint, oil, chemicals, electronics, and other bulk items may not be disposed of in park dumpsters.
  • Residents are responsible for properly disposing of bulk waste at an approved disposal facility.
  • Dumping trash anywhere on park property is prohibited.
  • Pads and sites must be kept free of excessive mud and debris.
  • Residents are responsible for any cleanup costs resulting from improper disposal.

Conduct & Quiet Hours

Quiet Hours: 10:00 PM–8:00 AM

  • Excessive noise, loud music, televisions, parties, shouting, or other disturbances are prohibited at all times.
  • Public intoxication, illegal drug activity, threatening behavior, harassment, disorderly conduct, or actions that disturb the peaceful enjoyment of other residents are prohibited.
  • Management reserves the right to require any disruptive guest or resident to leave the property.

Children

  • Parents and guardians are responsible for the supervision and conduct of their children.
  • Children may not be left unattended anywhere within the park.
  • Children may not play in roadways, around dumpsters, utility areas, or maintenance facilities.
  • Parents are responsible for all damage caused by their children.

Pets

  • Pets over 40 pounds require prior management approval.
  • Pets must remain on a leash no longer than six (6) feet whenever outside the RV unless inside the designated dog park.
  • Pets may not be left unattended outside the RV.
  • Owners must immediately clean up after their pets.
  • Excessive barking, aggressive behavior, or nuisance animals may be required to leave the park.
  • Failure to clean up after a pet may result in a $100 cleanup fee in addition to other enforcement actions.

Park Facilities

  • Restrooms are for personal hygiene only.
  • Washing dishes, clothing, or personal items in restrooms is prohibited.
  • Campers must clean up after themselves when using all park facilities.
  • Picnic tables must be returned to their original location after use.
  • Clubhouse furniture may not be removed from the building or patio areas.
  • Nails, screws, tape, adhesives, or fasteners may not be attached to park buildings or facilities.
  • All park buildings are non-smoking and non-vaping.
  • No person under 18 years of age may use the fitness center unless specifically authorized by management.

Damage to Property

  • Any person damaging park property, buildings, amenities, landscaping, or equipment will be responsible for all repair costs.
  • Criminal acts of vandalism may be referred to law enforcement.

Management Rights

  • Management reserves the right to enter any site at reasonable times for inspection, maintenance, emergency response, or to ensure compliance with park rules.
  • Management may photograph site conditions to document maintenance issues or rule violations.
  • Management reserves the right to issue warnings, assess fees, tow vehicles, or terminate occupancy depending on the severity and frequency of the violation.
  • Failure to comply with park rules may result in written warnings, administrative fees, cleanup charges, towing, termination of the License Agreement, or removal from the property, depending on the nature and severity of the violation.
  • Failure by management to enforce any rule on one occasion does not waive the right to enforce that rule in the future.
